A GTA market report your clients actually read, in your voice.
The Greater Toronto Area moves fast and splits into dozens of micro-markets, so a city-wide newsletter says almost nothing to a buyer in your pocket of it. Each week CloseFlow turns live Canadian data plus your own board numbers into a branded report for your neighbourhood, in your own voice, with every figure cited. You review it, then send it to your list or publish it to your hub.

Your report, in your words. In the real thing the numbers are live and cited, the voice is yours.
Three steps, no blank page.
Pick your pocket of the GTA
Choose the neighbourhood you actually work and type in your board figures for it. No MLS feed is required: the local numbers you enter are yours to control.
Live macro data fills the rest
CloseFlow pulls current Bank of Canada, Statistics Canada and CMHC figures for the wider picture, then writes the whole report in your voice, in fixed skimmable sections, with every number cited.
Review, then send or publish
Edit anything, then email it to your CASL-consented subscriber list or publish it to your hub page. Nothing sends without your say-so.
Hyperlocal and in your voice beats a generic newsletter.
One neighbourhood, not the whole city
A buyer in Etobicoke does not care what happened to the GTA average. Because you enter your own board figures for your pocket of the market, the report speaks to the streets your clients are actually shopping, not a region-wide headline that fits no one.
Your voice, not syndicated copy
CloseFlow learns how you write from what you actually send and reuses that voice across your reports, listing copy and emails. Your clients hear you, not a bot, and not the same canned monthly template their other agent is sending down the block.
Real Canadian data, cited, never invented
Bank of Canada, Statistics Canada and CMHC figures attributed inline, with your board numbers filling the local detail. If a figure is not available it is left out, never guessed, so what you send holds up when a rate-sensitive buyer asks where it came from.
One tool built for the solo Ontario agent.
The GTA report is one part of an all-in-one, not a separate subscription bolted on. The same voice and the same contacts run through everything you send.
A unified inbox for a diverse client base
Email, text, calls and WhatsApp one-to-one replies in one place. In a market with so many newcomer and international clients, being able to answer on WhatsApp where they already are, without juggling apps, matters.
One voice across your marketing
The voice that writes your GTA report also drafts your blog posts, listing copy, client emails, lead-reply drafts and your bio. You review and edit every draft before anything sends.
A hub page built to be found
Publish reports to a server-rendered hub page with schema.org structured data and a per-agent sitemap, so your work is search-ready when someone looks up your area or your name.
Solo pricing, CASL built in
Pipeline, inbox, reports and hub for one licensed Ontario REALTOR at CA$79 to 249 a month, with CASL consent tracking and unsubscribe handling on every send. Not a US team plan, not a brokerage seat.
Common questions
Does it cover my specific GTA neighbourhood? +
Yes. The GTA is really dozens of distinct micro-markets, so the report is built around the pocket you actually work, whether that is Leslieville, Port Credit, Agincourt, Vaughan or anywhere else your clients are buying. You enter your own board figures for that area, and CloseFlow writes the local read around them while the live macro data fills in the wider backdrop.
Where does the data come from? +
The macro figures come from public Canadian sources: the Bank of Canada for interest rates, Statistics Canada, and CMHC. The local detail comes from the board numbers you enter for your part of the GTA. Every figure is cited to its source, and the writer is instructed never to invent a number, so if a metric is not provided it is left out rather than guessed.
Can I send it to my client list, and is it CASL-compliant? +
Yes. You can send the report as a branded email to your subscriber list, and CloseFlow only emails contacts who hold valid CASL consent, with unsubscribe handling built in. You can also publish it to your CloseFlow hub page so referrals and newcomers searching your area can find it.
Does it sound like me? +
Yes. CloseFlow learns your writing voice from the emails and content you actually send, then writes each report in that voice, not a generic template. The same voice carries across your reports, listing copy, blog posts and client emails. Every report is a draft you review and edit before it goes out.
Do I need MLS access? +
No. You can enter your board figures manually, so you can produce a full report without any live feed connected. Direct TRREB and CREA display inside CloseFlow is pending; for now the local numbers you type in are what drive the hyperlocal read, and the macro data is pulled for you.
Is this really for solo agents, not teams? +
Yes. CloseFlow is built and priced for a single licensed Ontario REALTOR working on their own, not a brokerage or a US team. At CA$79 to 249 a month it is an all-in-one (reports, pipeline, unified inbox and hub page) scoped for one agent.
